Stucco repair cost per square foot
| Type of repair | Installed price | Good to know |
|---|---|---|
| Cracks and small patches (traditional stucco) | $8–$30 | Hairline cracks, chips and small patches |
| Synthetic stucco (EIFS) repair | $12–$50 | The foam-and-coating system; costs more to repair |
| Water-damaged section | $30–$60 | Rotted or soaked stucco and the backing behind it |
| Re-coating or resurfacing | $3–$9 | A new finish coat over sound stucco |
HomeGuide and Fixr give $8 to $50 per square foot overall, and Angi gives $8 to $30 for traditional stucco and $12 to $50 for synthetic. HomeGuide puts the national average at $1,000, typically $500 to $1,500, Angi at $1,630, typically $599 to $2,661, and Fixr at $1,700, typically $900 to $3,000. HomeGuide runs far above Fixr for water damage, at $60 to $120 per square foot. This Old House gives an average of $21,000 that no other guide supports, so we do not use it. Thumbtack puts recoating at $3 to $6 per square foot and Bob Vila cracks at $8 to $20, in line with the table above.
Cost by size of the repair
| Damaged area | Cracks and patches | Synthetic (EIFS) | Water damage | Re-coating |
|---|---|---|---|---|
| 25 sq ft | $200–$750 | $300–$1,250 | $750–$1,500 | $80–$230 |
| 50 sq ft | $400–$1,500 | $600–$2,500 | $1,500–$3,000 | $150–$450 |
| 100 sq ft | $800–$3,000 | $1,200–$5,000 | $3,000–$6,000 | $300–$900 |
| 200 sq ft | $1,600–$6,000 | $2,400–$10,000 | $6,000–$12,000 | $600–$1,800 |
| 400 sq ft | $3,200–$12,000 | $4,800–$20,000 | $12,000–$24,000 | $1,200–$3,600 |
Small repairs pay a minimum charge, so a patch under 25 sq ft can cost more per square foot than the table shows. Angi's own size tiers, for example $250 to $900 for 1 to 10 sq ft, contradict its per-square-foot rate, so we do not use them.
What changes the price
- Type of damage. A crack is cheap, and a water-damaged section costs several times as much.
- Type of stucco. Traditional cement-based stucco is cheaper to repair than synthetic stucco.
- What is behind it. Rotted sheathing or lath has to be replaced before new stucco goes on.
- Matching. New stucco has to match the old texture and color, which adds painting and texture work.
- Height. Work on a second story needs a ladder or scaffolding.
- Where you live. The calculator adjusts the labor share for your state's wages.
Extras to expect
| Item | Typical cost | When it applies |
|---|---|---|
| Moisture inspection | $100–$1,000 | Water damage or a suspected leak |
| Painting the repair | $200–$800 | To match the wall |
| Texture matching | $150–$600 | When the finish has to blend in |
| New lath or mesh | $0.50–$1.50 per sq ft | When the old backing is damaged |
| Permit | $50–$300 | Where one is required |
A bigger job is covered by siding replacement cost. Water behind the wall may mean water damage restoration or mold remediation. Related jobs: gutter replacement cost to keep water off the wall, foundation repair cost for cracks that keep returning, and termite damage repair cost.
Questions to ask before you hire
- Is the price per square foot or a flat price, and is there a minimum charge?
- What caused the damage, and will you fix the cause as well as the stucco?
- Will you check for moisture behind the wall before patching?
- How will you match the texture and color, and is painting in the price?
- How long before the patch can be painted?
