Bathroom remodel cost per square foot
| Scope | Installed price | Good to know |
|---|---|---|
| Cosmetic refresh: new vanity, fixtures, paint and flooring, same layout | $80–$150 | Keeps the tub or shower and the plumbing where they are |
| Mid-range remodel: new tub or shower, tile, vanity and fixtures | $120–$280 | Where most remodels land |
| Full or high-end remodel: gut and rebuild, premium finishes | $250–$480 | New layout, custom tile or luxury fixtures |
These prices are per square foot of bathroom floor area, with fixtures, tile, vanity and labor together. Enter your bathroom's size to see the total. The estimate multiplies one price over the whole room, but real costs per square foot fall as the room gets larger and rise as it gets smaller, so a small bathroom will cost more than the total shown and a large one less.
Where the money goes
Labor is the biggest share: Fixr puts it at about half, Angi at 40% to 65% and Block Renovation at 50% to 65%. The shower or tub and the vanity each take about a quarter of the budget in Fixr's breakdown, and tile work another tenth. A custom-tiled shower with a glass enclosure is priced at $5,000-$12,000 by Block Renovation, against $1,500-$3,000 for a prefab acrylic surround. For single parts, see the shower, bathtub and toilet pages.
Extras that change the total
| Item | Typical cost |
|---|---|
| Move the toilet, shower or vanity | $1,000–$5,000 |
| Heated floors | $500–$4,500 |
| Demolition and haul-away | $700–$2,300 |
| Permit | $100–$1,000 |
Demolition and permits are often built into a contractor's per-square-foot price, so check your quote before you add them. Guides suggest holding back a contingency of 10% to 20% for what is found once the walls are open, such as rot or old plumbing; water-damaged subfloor repair is priced at $3.75-$7 per square foot.
Questions to ask before you hire
- Does the price include demolition, disposal and the permit?
- Is the plumbing staying where it is, and what does it cost if it has to move?
- Who buys the fixtures and tile, and what is the allowance?
- What happens to the price if rot or old pipes turn up behind the walls?
- How long will the bathroom be out of use?

We price each scope per square foot from three published guides, take the middle of their lows, midpoints and highs, adjust the labor share for your state's carpenter wages, and price plumbing moves, heated floors, demolition and a permit separately. Read how we estimate costs.
