Inground pool cost by type
| Pool type | Installed price | Good to know |
|---|---|---|
| Vinyl liner pool | $35,000–$80,000 | A liner over a frame; the lowest upfront price |
| Fiberglass pool | $45,000–$100,000 | A factory-made shell set in an excavation |
| Concrete or gunite pool | $50,000–$120,000 | Poured or sprayed on site; the most flexible shapes and the highest price |
The sources do not share a pool size. This Old House quotes a 12 by 24 foot pool, and Angi and HomeGuide give type ranges without one, so treat the table as a typical backyard pool and scale from the per-square-foot figures. HomeGuide puts the range at $80 to $250 per square foot and Angi at $90 to $250. Angi's size table contradicts its own FAQ, so we did not use it. Bob Vila's older type ranges (updated May 2024) run lower than all four sources: vinyl $20,000 to $40,000, fiberglass $20,000 to $60,000 and concrete $35,000 to $65,000. Forbes Home (audited Oct 2024) also runs below the four sources, at $28,000 to $55,000 overall with an average of $35,000, so a quote near the low end of our table is not unusual.
What changes the price
- Type. Vinyl costs least to build, concrete most, and fiberglass sits between.
- Size and depth. Price scales with area, so measure the pool you want rather than relying on a national average.
- The site. The dig is part of the price, so a difficult site changes the quote.
- Equipment. Heaters, covers, saltwater systems and lighting are all extras.
- The area around the pool. Decking, a fence and landscaping often add up to a large share of the budget.
- Upkeep. Angi puts yearly maintenance at $500 to $4,000 depending on type.
- Where you live. The calculator adjusts the labor share for your state's construction laborer wages.

HomeGuide lists automatic covers at $8,000 to $20,000, which are not in the calculator. Related jobs: pool resurfacing cost for an older pool, fence installation cost and paver installation cost for the surround, and hot tub cost if you want a spa too.
Questions to ask before you hire
- What size, depth and shape does the quote cover?
- Does the price include excavation, the deck, the fence and the permit?
- Who handles the permit and the inspections?
- What equipment is included, and what is the warranty on the shell and the equipment?
- What will it cost to run and maintain each year?
