Crawl space repair cost per square foot
| Scope of work | Installed price | Good to know |
|---|---|---|
| Vapor barrier only | $1.50–$4 | Does not include a dehumidifier |
| Standard encapsulation (barrier, sealed vents, dehumidifier) | $3–$8 | The most common scope |
| Premium or severe conditions (wall and floor insulation, heavy moisture) | $7–$12 | Severe moisture, mold or structural work |
Crawl space work is almost always priced by floor area. The scope matters more than the size: a barrier-only job is a small fraction of a full encapsulation with a dehumidifier and insulated walls.
Total cost by crawl space size
| Scope | 800 sq ft | 1,000 sq ft | 1,500 sq ft | 2,000 sq ft |
|---|---|---|---|---|
| Vapor barrier only | $1,200–$3,200 | $1,500–$4,000 | $2,250–$6,000 | $3,000–$8,000 |
| Standard encapsulation (barrier, sealed vents, dehumidifier) | $2,400–$6,400 | $3,000–$8,000 | $4,500–$12,000 | $6,000–$16,000 |
| Premium or severe conditions (wall and floor insulation, heavy moisture) | $5,600–$9,600 | $7,000–$12,000 | $10,500–$18,000 | $14,000–$24,000 |
What encapsulation includes
A full encapsulation seals the crawl space against moisture: a heavy vapor barrier, sealed vents and a dehumidifier to control humidity, often with wall insulation. Professional systems commonly use thick 20-mil barriers, which cost more than 6-mil plastic but survive being crawled on. Materials are a smaller part of a large bill than most people expect: for a 1,600 sq ft crawl space one guide puts materials at about $2,500 to $4,000, with the rest going to removing the old liner and wet insulation, mold treatment, electrical work for the dehumidifier and labor done lying down. Get the scope itemized: two bids at the same price can differ by an entire dehumidifier.
Extra costs to expect
| Item | Typical cost |
|---|---|
| Dehumidifier (if not included) | $800–$1,800 |
| Mold remediation | $1,000–$4,000 |
| Sump pump | $1,225 |
| Remove and replace old insulation | $500–$4,000 |
| Replace one support beam | $1,500–$5,000 |
Other crawl space repairs
These problems are priced separately and vary a lot, according to Angi:
| Repair | Cost |
|---|---|
| Vent issues | $100–$500 |
| Sealing cracks | $200–$1,000 |
| Sagging floor | $1,500–$10,000 |
| Waterproofing | $1,500–$7,000 |
| Structural repairs | $1,500–$16,000 |
Structural problems vary too widely to model here, so treat these as a sign of how wide the range can get rather than a quote.
Questions to ask before you hire
- Is a dehumidifier included, and what size and model?
- How thick is the vapor barrier, and how is it attached to the walls and piers?
- Does the price include removing old insulation and the old liner?
- Has moisture or mold been tested, and is treatment priced separately?
- What does the warranty cover, and does it require annual servicing?

Common questions about crawl space repair costs
How much does crawl space repair cost?
A typical job (1,000 sq ft, standard encapsulation) comes to about $5,000 nationally, within a range of $3,000 to $8,000. Use the calculator above to adjust for your state, the options you choose and any extras.
Where do these prices come from?
They come from 9 published cost pages from 9 publishers, last checked Oct 2, 2026. We report what those pages say and do not invent figures; the table above shows each source.
How does my state change the estimate?
The labor part of the price is scaled by the average wage for the relevant trade in your state, using Bureau of Labor Statistics data. Materials and equipment are not adjusted.
Why might a contractor's quote differ from this estimate?
A quote reflects your specific scope, access, local demand and what the contractor includes. Ask for line items rather than a single total so you can compare bids on the same basis.
