Why labor varies by material

Labor depends on how the floor goes down. Floating and stretch-in floors (laminate, vinyl plank and carpet) are the quickest and cheapest to install. Engineered hardwood that is glued or nailed to a flat subfloor costs more, and thinset and nail-down trades, such as tile and solid hardwood, cost the most because layout, cuts and cure time drive the hours. One guide puts installers at 200 to 500 square feet a day for laminate and vinyl, against 50 to 120 for hardwood and tile. Sources disagree on how much of each price is labor, so our calculator uses one blended share to adjust for your state's wages.

What the per-square-foot price usually leaves out

  • Removing the old floor. One guide puts the average cost of flooring removal and installation together at $11.50 per square foot, or $1,150 for a single 100-square-foot room. Ask whether removal is in your quote.
  • Subfloor prep, underlayment and disposal. Detailed calculators list these, along with a waste allowance, as separate line items.

Questions to ask before you hire

  • Is the price for materials and installation, or installation only?
  • Does it include removing the old floor, underlayment and disposal?
  • Is the subfloor flat, and what will leveling or repair cost if it isn't?
  • How are baseboards, transitions and stairs priced?
  • What does the warranty cover on the product and on the installation?
