Kitchen remodel cost per square foot
| Scope | Installed price | Good to know |
|---|---|---|
| Minor refresh: refaced or painted cabinets, new counters and fixtures, same layout | $60–$150 | Keeps the layout and most of the plumbing |
| Mid-range remodel: new cabinets, counters, floors and appliances, same layout | $130–$250 | Where most remodels land |
| High-end remodel: custom cabinets, premium appliances, layout changes | $250–$600 | Custom work and anything that moves walls or plumbing |
These prices are per square foot of kitchen floor area and include cabinets, counters, flooring, appliances and labor. Enter your kitchen's size in the calculator to see the project total. Small kitchens cost more per square foot than large ones, and the estimate does not model that, so treat the total for a very small kitchen as the low end and a very large one as the high end.
Where the money goes
Cabinets are the biggest single cost. Fixr puts them at about 40% of a kitchen budget, with flooring about 18% and countertops about 14%. HomeGuide lists new cabinets at $4,500-$15,000, countertops at $1,500-$6,000 and an installed appliance package at $2,500-$6,800. The guides disagree on the labor share, from 15% to 60%, so we adjust only about a third of the price for your state's wages.
Extras that change the total
| Item | Typical cost |
|---|---|
| Remove a non-load-bearing wall | $500–$2,000 |
| Remove a load-bearing wall (beam and engineer) | $2,700–$13,000 |
| Move the sink, dishwasher or gas line | $400–$2,000 |
| Add a kitchen island | $3,000–$5,500 |
| Gut demolition and haul-away | $500–$2,500 |
| Permit | $450–$2,500 |
Demolition and permits are often built into a contractor's per-square-foot price, so check your quote before you add them. Guides also suggest holding back a contingency of 5% to 10% of the budget for surprises behind the walls.
Questions to ask before you hire
- Does the price cover cabinets, counters, flooring and appliances, or only labor and installation?
- Are demolition, disposal and permits included?
- Who orders the cabinets, and how long is the lead time?
- What is the allowance for items you choose later, such as tile and fixtures?
- How are changes after the work starts priced?
Methodology and sources
We price each scope per square foot from three published guides, take the middle of their lows, midpoints and highs, adjust part of the price for your state's carpenter wages, and price walls, plumbing moves, an island, demolition and a permit separately. Read how we estimate costs.
