Pressure washing cost per square foot
| What you are washing | Installed price | Good to know |
|---|---|---|
| House exterior (vinyl, brick or stucco siding) | $0.10–$0.55 | Priced by the floor area of the home, as the guides do |
| Driveway, patio or sidewalk | $0.20–$0.50 | Concrete, asphalt and pavers cost about the same |
| Wood siding, deck or fence | $0.30–$0.55 | Lower pressure to avoid damaging the wood |
The guides differ widely on a whole house. HomeGuide puts the average for pressure washing in general at $211, typically $173 to $311, and for a house at $170 to $360, Angi at $312, typically $100 to $720, and Fixr at $700, typically $500 to $900. Each contradicts itself in places: HomeGuide gives five different averages for a house, Angi gives $100 to $250, $100 to $350 and $100 to $500 for a driveway, and Fixr's stories table contradicts its own intro. Forbes Home puts a 2,500 sq ft house at an average of $400, with a range of $200 to $1,250, and a driveway at $0.20 to $0.30 per sq ft, in line with the table above.
Cost by area
| Area | House | Driveway or patio | Wood |
|---|---|---|---|
| 400 sq ft | $40–$220 | $80–$200 | $120–$220 |
| 600 sq ft | $60–$330 | $120–$300 | $180–$330 |
| 1000 sq ft | $100–$550 | $200–$500 | $300–$550 |
| 1500 sq ft | $150–$830 | $300–$750 | $450–$830 |
| 2000 sq ft | $200–$1,100 | $400–$1,000 | $600–$1,100 |
| 3000 sq ft | $300–$1,650 | $600–$1,500 | $900–$1,650 |
Pros set a minimum charge, so a small job costs more than the table shows. For a whole house, the guides also price by height: HomeGuide puts a one-story house at about $1 per linear foot and a two-story house at about $2, so a taller house costs more than its floor area suggests.
What changes the price
- Surface. A house, a driveway and a wood fence need different pressure and different amounts of time.
- Area. The total is the per-square-foot price times the area, subject to the minimum charge.
- Height. A two-story house needs ladders or a lift.
- How dirty it is. Oil, rust and mold take extra treatment.
- Method. Hot-water power washing costs more than a cold-water wash, and soft washing is used on delicate surfaces.
- Bundling. HomeGuide says washing a house, sidewalk and patio together may save 10% to 20%.
- Where you live. The calculator adjusts the labor share for your state's wages.
Extras to expect
| Item | Typical cost | When it applies |
|---|---|---|
| Sealing | $0.15–$2.10 per sq ft | Concrete and pavers after washing |
| Staining and sealing | $0.50–$1.50 per sq ft | A wood deck or fence |
| Stain removal | $25–$100 | Oil, rust or mold the wash does not lift |
| Mold or algae pre-treatment | $20–$75 | Heavy growth |
Washing is often part of a bigger job: see roof cleaning cost, gutter cleaning cost and deck repair cost. For surfaces that are past washing, see driveway replacement cost, concrete leveling cost and paver installation cost. Related jobs: interior painting cost and fence installation cost.
Questions to ask before you hire
- Is the price per square foot or a flat price, and is there a minimum charge?
- What pressure will you use on my siding, deck or fence?
- Do you bring your own water, and is that in the price?
- Is a mold or algae treatment included?
- Are you insured against damage to siding, windows and plants?

Why might a contractor's quote differ from this estimate?
A quote reflects your specific scope, access, local demand and what the contractor includes. Ask for line items rather than a single total so you can compare bids on the same basis.
