Dustless sanding, stain and refinish$5–$8Sanders with vacuum attachments; much less dust

The guides agree on $3 to $8 per square foot as the headline. HomeGuide runs wider at both ends, at $2 to $7 without stain. Angi puts the national average at $1,892, typically $1,107 to $2,681, and Fixr puts a 200 sq ft oak floor at $1,200. Angi's page also gives $600 to $4,500 for the same job elsewhere, and This Old House's size table contradicts its own whole-home range, so we do not use either size table. Forbes Home puts the average at $1,850, with 400 sq ft at $1,200 to $2,000, in line with the table above.

Small rooms usually pay a minimum charge, so a floor under 100 sq ft can cost more per square foot than the table shows. HomeGuide puts 1,500 sq ft at $3,000 to $10,500 without stain and $4,500 to $12,000 with stain.

What changes the price

  • Type of job. A screen and recoat costs a fraction of a full sand and refinish.
  • Stain. A stain adds $1 to $3 per square foot, and a color change takes more coats.
  • Dust control. Dustless sanding costs more per square foot.
  • Condition. Deep scratches, gouges and loose boards are repaired first.
  • Stairs. Each step is priced on its own.
  • What is on the floor. Furniture and old carpet have to go before the work starts.
  • Where you live. The calculator adjusts the labor share for your state's carpenter wages.

Repairing damaged boards$200–$1,500Deep scratches, gouges or loose boards

The guides disagree on carpet removal: HomeGuide and Fixr are near the bottom of the range, and Angi and This Old House near the top. If you are replacing a floor instead, see hardwood floor installation cost, vinyl plank flooring installation cost and flooring installation cost. Related jobs: carpet removal cost, baseboard installation cost and interior painting cost. A floor damaged by flooding is covered by water damage restoration cost.

Questions to ask before you hire

  • Is the price per square foot, and is there a minimum charge?
  • Is it a full sand or a screen and recoat, and how many coats of finish?
  • Is the stain, the furniture moving and the cleanup in the price?
  • Do you use dustless sanding, and what does it add?
  • How long until I can walk on the floor and put furniture back?

Where do these prices come from?

They come from 4 published cost pages from 4 publishers, last checked Oct 9, 2026. We report what those pages say and do not invent figures; the table above shows each source.

How does my state change the estimate?

The labor part of the price is scaled by the average wage for the relevant trade in your state, using Bureau of Labor Statistics data. Materials and equipment are not adjusted.

Why might a contractor's quote differ from this estimate?

A quote reflects your specific scope, access, local demand and what the contractor includes. Ask for line items rather than a single total so you can compare bids on the same basis.
