Roofing & Exterior Costs
Exterior jobs are priced by area and by how hard the area is to work on. A larger, steeper or more complicated surface costs more per square foot because crews need more safety gear, more time and more material waste allowance. Material choice then multiplies the result: the same roof or deck can land in very different places depending on what goes on it.
The calculators below cover roofing, siding, gutters, concrete, fences, pools and landscaping. Each one starts from a typical national job that you can adjust for your state, size and extras, and the table shows that starting point so you can compare projects at a glance.

What drives the price
- Size and complexity
- Area sets the base price. Steep pitches, many corners, multiple stories and awkward access all add labor time on top of it.
- Material
- Material is the biggest multiplier on roofing, siding, decks, fences and paving. A budget option and a premium one can differ several times over for the same area.
- Removal and disposal
- Tearing off an old roof, breaking out old concrete or hauling away debris is priced separately from the new work, and sometimes forgotten in a first quote.
- Condition underneath
- Rotted decking, a failing base or poor drainage are only visible once work starts. Ask how the contractor prices surprises before you sign.
- Region and season
- Local labor rates, climate-driven material choices and busy seasons all shift prices. Our calculators adjust the labor share by state.
Before you hire
- Get more than one written quote, and make sure each uses the same material, scope and measurements.
- Ask whether tear-off, disposal, permits and cleanup are included, and how extra damage found during the job is billed.
- Check that the contractor is licensed where required and carries liability and workers compensation insurance.
- Ask for the workmanship warranty in writing, separate from the manufacturer warranty on the material.
- Agree on the payment schedule before work starts, and avoid paying the full price up front.
These are planning estimates, not quotes. Your home, local codes and contractor will change the real price. See how we estimate and the disclaimer.
Common questions about roofing & exterior costs
Why are exterior quotes so hard to compare?
Contractors measure differently, assume different materials and include different extras. Ask each bidder to state the area they priced, the material and brand, and what is excluded, then compare like with like.
When is the cheapest time of year to do exterior work?
Demand, weather and local climate change what is cheaper, and the pattern differs by trade and region. Ask local contractors when they are slowest, and be careful about trading quality for a seasonal discount.
Is it better to repair or replace?
A repair is cheaper today, but a surface near the end of its life may need work again soon. Ask the contractor what condition the rest of the surface is in, and compare the repair price with the replacement calculator.
