What roof repairs really cost

Several 2026 guides put the national average roof repair at about $1,150, with most homeowners paying between $400 and $1,900. The spread comes almost entirely from the type of damage: a few missing shingles and a rebuilt chimney flashing are very different jobs.

One repair on an asphalt shingle roof, labor and materials, captured 2026-09-30
RepairInstalled price
Replace 1–3 missing shingles$150–$500
Patch a wind-damaged area (4–10 shingles)$300–$700
Roof leak repair (general)$350–$1,500
Pipe boot or roof vent$150–$600
Flashing repair$200–$800
Chimney flashing$400–$1,800
Skylight leak$225–$800
Valley repair$300–$2,200
Decking patch (one sheet)$400–$1,000
Decking patch (several sheets, rot)$800–$3,000

Why even a tiny repair has a minimum

Most roofers charge a minimum for any visit, because the trip, ladder setup and safety work cost the same whether you need one shingle or ten. Guides cite service-call minimums of roughly $150 to $500, depending on the company. That's why replacing one to three shingles costs $150–$500 even though the shingles themselves are cheap. If you have more than one problem, have them fixed on the same visit: bundling repairs generally avoids paying a second minimum.

Where the money goes

Roof repair is a labor-heavy trade. Labor typically accounts for 60% to 70% of the total, and can approach 90% on jobs with almost no materials, such as patching a hole or replacing flashing. Roofers commonly charge about $50 to $120 per hour. One guide notes the same repair can cost nearly twice as much in New York as in Ohio, driven by local labor rates, permit fees and material sourcing. Our calculator reflects this by adjusting the labor portion for your state.

Leaks cost more to find than to fix

A leak patch includes tracing the source, and the water stain on your ceiling is not always where the roof is leaking. Flashing, vents, pipe boots, valleys and skylights are the usual culprits, because they are the joints where water gets in. Fixing a simple, easily found source, such as resealing a pipe boot, is inexpensive; guides note the cost depends on how long the leak has been active and how many places need work.

Extras and surprises

Common add-ons
ItemTypical costWhen it applies
Color-matched shingles$100–$300Older roofs where new shingles won't match
Soffit or fascia rot$300–$1,200Per 10–20 feet of damaged section

Emergency and same-day repairs can add 50% to 100% to the price, and guides note that scheduling in advance rather than calling for emergency service keeps you toward the lower end of the range. Metal, tile and slate roofs cost more to repair than asphalt, and steep or hard-to-reach roofs add labor.

If repairs keep coming back, compare them with the cost of a new roof: see roof replacement cost.

Questions to ask before you hire

  • What is your minimum charge, and is a diagnostic fee credited toward the repair?
  • Can you photograph the damage and the repair?
  • Is the quote a fixed price, or hourly with materials?
  • Will the new shingles match, and does color matching cost extra?
  • What's the workmanship warranty on the repair?

Methodology and sources

We price each repair type as a total with labor and materials, adjust the labor share for your state's roofer wages, and price extras separately. Read how we estimate costs.

Common questions about roof repair costs

How much does roof repair cost?

A typical job (roof leak repair) comes to about $700 nationally, within a range of $350 to $1,500. Use the calculator above to adjust for your state, the options you choose and any extras.

How much does a leaking roof repair cost?

A general roof leak repair runs about $350–$1,500. Finding the source can cost more than the fix, so the price depends on where the water is getting in.

Do these prices cover flat, metal or tile roofs?

The prices are not split by roof material, so a flat, metal or tile roof may be priced differently. Ask for a written quote that names the repair and the materials.

Where do these prices come from?

They come from 9 published cost pages from 8 publishers, last checked Sep 30, 2026. We report what those pages say and do not invent figures; the table above shows each source.

How does my state change the estimate?

The labor part of the price is scaled by the average wage for the relevant trade in your state, using Bureau of Labor Statistics data. Materials and equipment are not adjusted.

Why might a contractor's quote differ from this estimate?

A quote reflects your specific scope, access, local demand and what the contractor includes. Ask for line items rather than a single total so you can compare bids on the same basis.
