The area that matters is the wall surface you're covering, which is usually less than the home's square footage. One guide estimates 1,800 to 2,800 square feet of siding for a home of 1,500 to 2,500 square feet. Your siding contractor should measure it, minus windows and doors, before quoting.

What drives the price

  • Material. Vinyl is low maintenance and affordable but can crack in extreme cold and fade over time. Fiber cement is durable and fire-resistant but heavy and needs professional installation. Stucco is prone to cracking and costly to repair.
  • Labor. Installation labor is about 50% to 60% of the total, which is why our calculator adjusts that portion for your state's wages.
  • Home height. One guide puts vinyl siding on a single-story 2,000 sq ft home at $10,800 to $20,700 and on a two-story home at $15,000 to $27,000.
  • Removal and extras. Many quotes include removing the old siding; confirm it. Soffit costs about $4 to $22 per foot and fascia about $5 to $12 per foot, and they are often replaced at the same time.

Questions to ask before you hire

  • Is removal and disposal of the old siding included?
  • Which product, brand and thickness are you quoting?
  • Is house wrap, flashing and trim included, and are the windows and doors re-flashed?
  • Are soffit and fascia part of the price?
  • What does the warranty cover on the siding and on the labor?

Methodology and sources

We price each material per square foot of wall surface, adjust the labor share for your state's building-trades wages, and leave removal, soffit and trim as separate line items to ask about. Read how we estimate costs.

Why might a contractor's quote differ from this estimate?

A quote reflects your specific scope, access, local demand and what the contractor includes. Ask for line items rather than a single total so you can compare bids on the same basis.
