Mini-split cost by number of zones

12,000 BTU wall-mounted units, installed, captured 2026-10-02
Number of zones (indoor units)Installed price
1 zone (single room)$2,200–$5,800
2 zones$4,500–$9,500
3 zones$6,500–$12,000
4 zones$8,500–$16,000

A zone is one indoor unit serving one room or area. Multi-zone systems connect several indoor units to a single outdoor unit, so each extra zone costs less than buying a second system. Cost guides disagree a lot on mini-split prices, which is why the ranges above are wide: a single zone commonly runs from about $2,000 to $6,000 depending on the brand, the home and the installer.

Does BTU size matter?

Guides disagree. One says moving from 9,000 to 24,000 BTU on a single head adds only a few hundred dollars. Two others price an 18,000 BTU unit about 30% above a 12,000 BTU unit, and a 9,000 BTU unit about 13% below it. Our calculator uses the 30% and 13% figures. As a rough guide, 9,000 BTU suits a small bedroom or office, 12,000 BTU a standard room of 300 to 550 square feet, and 18,000 BTU a large open space.

Indoor unit style

Wall-mounted units are the most common and cheapest. Ceiling cassettes and concealed ducted units cost more: in our calculator a cassette adds about 25% and a ducted unit about 60%. These adjustments rest mostly on a single guide, and the two sources we found for ducted units disagree on the premium, so treat them as rough.

Labor and extras

Installation labor typically runs $500 to $2,500 per zone. Long line-set runs, attic routing or second-story work can push it toward the top of that range. Common extras:

Common extras
ItemTypical cost
Permit$250–$400
Remove an old AC unit$80–$150

Mini-split or ducted central air?

Mini-splits avoid ductwork, which makes them a good fit for home additions, garages and other spaces where there are no ducts. Angi puts ductless cooling about 30% above a new ducted system, so for a home that already has good ducts, central air may cost less.

Is there a federal tax credit for a mini-split in 2026?

No. The federal Energy Efficient Home Improvement Credit (Section 25C) does not apply to equipment placed in service after December 31, 2025, although some cost guides still mention it. Utility and state rebates vary, so check yours before buying.

Questions to ask before you hire

  • How did you size each zone, and did you do a load calculation?
  • Is the line set, wall bracket, electrical connection and condensate drain included?
  • How long is the line-set run, and will anything need to be routed through an attic or second story?
  • Is the permit included?
  • What does the warranty cover on parts and on labor?

Methodology and sources

We price each system by zone count, adjust it for capacity per zone and indoor unit style, and adjust the labor share for your state's HVAC technician wages. Permits and extras are priced separately. Read how we estimate costs.

What each source reports

Our estimate does not rely on any single page. This table lists each page we used and the figures it reports, so you can see where the ranges come from.

Common questions about mini-split installation costs

How much does mini-split installation cost?

A typical job (1 zone, 12,000 btu wall unit) comes to about $4,130 nationally, within a range of $2,450 to $6,200. Use the calculator above to adjust for your state, the options you choose and any extras.

How much does a ductless mini-split installation cost?

“Ductless mini-split” and “mini-split” are the same system. With 12,000 BTU wall units, one zone comes to about $2,450–$6,200, two zones about $4,750–$9,900 and three zones about $6,750–$12,400 installed.

Does the retailer or brand change the installation cost?

We do not track retailer or brand-specific prices, for example Home Depot or Mitsubishi. Compare any quote with the zone ranges above and ask whether it includes the line set, wiring, permit and removal of an old unit.

Where do these prices come from?

They come from 6 published cost pages from 6 publishers, last checked Oct 2, 2026. We report what those pages say and do not invent figures; the table above shows each source.

How does my state change the estimate?

The labor part of the price is scaled by the average wage for the relevant trade in your state, using Bureau of Labor Statistics data. Materials and equipment are not adjusted.

Why might a contractor's quote differ from this estimate?

A quote reflects your specific scope, access, local demand and what the contractor includes. Ask for line items rather than a single total so you can compare bids on the same basis.
