Garage floor coating cost per square foot
| Coating | Installed price | Good to know |
|---|---|---|
| Epoxy coating | $4–$12 | A thick, hard coating; the usual choice |
| Polyaspartic coating | $5–$12 | Cures faster and resists UV and yellowing |
| Concrete paint (thin coat) | $2–$4 | A thin coat; wears faster than epoxy |
| Concrete sealer | $1–$4 | Clear protection with little change in looks |
The guides disagree on epoxy. Angi ($2 to $12 per square foot) and HomeGuide ($4 to $10) sit lower, while Homewyse ($7.78 to $12.71) and Fixr's thick coat ($10 to $15) sit higher. Part of the gap is what each means by epoxy: a thin water-based coat is cheap, a multi-coat system with flakes or a metallic finish is not. The ranges here are wide for that reason.
Cost by garage size
| Garage | Epoxy | Polyaspartic | Paint |
|---|---|---|---|
| 1-car, 12 by 24 ft (288 sq ft) | $1,150–$3,460 | $1,440–$3,460 | $580–$1,150 |
| 2-car, 20 by 20 ft (400 sq ft) | $1,600–$4,800 | $2,000–$4,800 | $800–$1,600 |
| 2-car, 24 by 24 ft (576 sq ft) | $2,300–$6,910 | $2,880–$6,910 | $1,150–$2,300 |
| 3-car, 24 by 36 ft (864 sq ft) | $3,460–$10,370 | $4,320–$10,370 | $1,730–$3,460 |
What changes the price
- The coating. Thin paint and sealer cost far less than epoxy or polyaspartic, and last less time.
- The condition of the slab. Cracks, oil stains and old coatings have to be fixed or ground off first.
- Prep. Grinding the concrete is the step that makes the coating stick, and it is a large part of the labor.
- Finish. Decorative flakes and metallic finishes add to the material and labor.
- Moving belongings. The garage has to be empty, and you may need storage while it cures.
- Where you live. The calculator adjusts the labor share for your state's concrete finisher wages.
Extras to expect
| Item | Typical cost | When it applies |
|---|---|---|
| Patching cracks and chips | $25–$250 | Most older garage floors |
| Resurfacing a damaged slab | $3–$10 per sq ft | Badly damaged or flaking concrete |
If the slab itself needs replacing, see driveway replacement cost for concrete work, and garage door replacement cost if the door is next.
Questions to ask before you hire
- How will the concrete be prepared: grinding, acid etching or only cleaning?
- How many coats and what thickness does the price cover?
- Does it include crack repair, flakes or a topcoat?
- How long before I can walk on it, and park on it?
- What is the warranty, and does it cover peeling?

Common questions about epoxy garage floor costs
How much does epoxy garage floor cost?
A typical job (400 sq ft, epoxy) comes to about $2,800 nationally, within a range of $1,600 to $4,800. Use the calculator above to adjust for your state, the options you choose and any extras.
How much does an epoxy garage floor cost?
Epoxy costs about $4–$12 per square foot installed. A 2-car garage of 400 sq ft is $1,600–$4,800, and a larger 2-car garage of 576 sq ft is $2,300–$6,910.
How much does it cost to epoxy a 2-car garage floor?
A 20 by 20 foot garage is 400 sq ft, so epoxy costs $1,600–$4,800. A 24 by 24 foot garage is 576 sq ft, which is $2,300–$6,910.
How much does it cost to epoxy a 1-car or 3-car garage?
A 1-car garage of about 288 sq ft costs $1,150–$3,460 for epoxy. A 3-car garage of about 864 sq ft costs $3,460–$10,370.
What is the epoxy garage floor cost per square foot?
About $4–$12 per square foot for epoxy, $5–$12 for polyaspartic, $2–$4 for concrete paint and $1–$4 for a sealer, all installed.
Is polyaspartic more expensive than epoxy?
Not always. Polyaspartic costs about $5–$12 per square foot against $4–$12 for epoxy, but it cures faster. Prices overlap, so compare quotes for the same garage.
How much does it cost to prepare and repair the concrete first?
Patching cracks and chips costs about $25–$250. For a badly damaged slab, resurfacing before the coating costs about $3–$10 per square foot.
How much of the cost is labor?
About half. HomeGuide puts labor at 50% to 70% of the total and Angi at 33% to 60%, which is why the price changes with your state's wages.
Can I coat a new concrete floor right away?
No. One guide says new concrete should cure at least six months before it is coated.
Where do these prices come from?
They come from 4 published cost pages from 4 publishers, last checked Oct 8, 2026. We report what those pages say and do not invent figures; the table above shows each source.
How does my state change the estimate?
The labor part of the price is scaled by the average wage for the relevant trade in your state, using Bureau of Labor Statistics data. Materials and equipment are not adjusted.
Why might a contractor's quote differ from this estimate?
A quote reflects your specific scope, access, local demand and what the contractor includes. Ask for line items rather than a single total so you can compare bids on the same basis.
