Garage conversion cost per square foot
| Type of project | Installed price | Good to know |
|---|---|---|
| Finish the garage (insulate, drywall, floor), still a garage | $10–$30 | Insulation, drywall and a finished floor; still used as a garage |
| Living space (office, bedroom, family room or gym) | $25–$75 | An office, bedroom, family room or gym with heating and cooling |
| High-end living space (mini-split, new windows, custom finishes) | $75–$200 | Better finishes, new windows and a dedicated mini-split |
Angi puts the national average at $16,474, typically $6,003 to $27,348, with a size table of $6,000 to $18,000 for 240 sq ft and $11,000 to $33,000 for 440 sq ft. HomeGuide puts a conversion at $5,000 to $50,000 or more, and by size at $5,000 to $20,000 or more for one car, $10,000 to $50,000 or more for two cars and $30,000 to $75,000 or more for three. Fixr puts a full remodel at an average of $11,000 and a conversion at $20,000 to $75,000. Each guide contradicts itself in places: Angi gives insulation as $500 to $2,000 in total and as $0.40 to $6 per square foot, and its $40 average does not match its own size table. This Old House puts a bedroom at $10,400 to $17,800 and a living room at $12,300 to $19,600, in line with the table below.
Cost by size of the garage
| Garage floor area | Finish only | Living space | High-end living space |
|---|---|---|---|
| 240 sq ft | $2,400–$7,200 | $6,000–$18,000 | $18,000–$48,000 |
| 300 sq ft | $3,000–$9,000 | $7,500–$22,500 | $22,500–$60,000 |
| 400 sq ft | $4,000–$12,000 | $10,000–$30,000 | $30,000–$80,000 |
| 440 sq ft | $4,400–$13,200 | $11,000–$33,000 | $33,000–$88,000 |
| 600 sq ft | $6,000–$18,000 | $15,000–$45,000 | $45,000–$120,000 |
A one-car garage is about 240 sq ft and a two-car garage about 400 to 440 sq ft. The per-square-foot rates may already include some insulation, flooring, electrical work and drywall, so those are not listed as extras. A full apartment, in-law suite or ADU is not in the calculator, because the guides price it as a whole project and run from $20,000 to $100,000 or more.
What changes the price
- What the room is for. A gym or office costs less than a bedroom, and a room with a bathroom costs far more.
- Size. The total is the per-square-foot rate times the floor area.
- The old door. The garage door opening has to be framed in with a wall, an entry door and windows.
- The slab. Garage slabs slope toward the door and may need leveling.
- Climate control. A garage has no ducts, so most conversions add a mini-split.
- Permits. The cost and the rules, such as parking requirements, vary a great deal by city.
- Where you live. The calculator adjusts the labor share for your state's carpenter wages.
Extras to expect
| Item | Typical cost | When it applies |
|---|---|---|
| Adding a bathroom | $13,000–$30,000 | A bedroom suite or an apartment |
| Leveling the slab | $300–$5,400 | A sloped garage floor |
| Heating and cooling (ductless mini-split) | $1,500–$6,000 | When the quote does not include it |
| Framing in the garage door opening | $1,000–$5,000 | A new wall with a door or windows |
| Permit | $300–$1,500 | Almost always |
Pieces of a conversion are priced on their own pages: mini-split installation cost, insulation cost, drywall cost, flooring installation cost and bathroom remodel cost. A garage you keep is covered by epoxy garage floor cost and garage door replacement cost. Related jobs: concrete leveling cost, electrical panel upgrade cost and kitchen remodel cost.
Questions to ask before you hire
- Is the price per square foot, and what does it include: insulation, drywall, flooring, electrical and heating and cooling?
- Who pulls the permit, and what does the city require for parking and egress?
- How will you deal with the slab, the moisture and the old door opening?
- Does the price include a bathroom or any plumbing?
- How long will the work take, and what is the payment schedule?
