Mold remediation cost per square foot

Price per square foot of affected area, containment, removal and cleanup included, captured 2026-10-08
JobInstalled priceGood to know
Remediation per square foot of affected area$10–$30The affected surface, not the size of the room

Remediation is priced by the area of mold, not by the size of the house. Angi, HomeGuide and Fixr all quote about $10 to $30 per square foot. Forbes Home also mentions a lower estimate of $2.50 per square foot for cleaning surface mold with HEPA vacuuming and an antimicrobial wash, which is far below every other guide and does not cover removing damaged materials, so it is not used here.

1,000 sq ft$10,000–$30,000

What changes the price

  • Size of the area. The price is mostly per square foot of mold, and a small job hits the company's minimum.
  • Where it is. Mold behind walls, in ductwork or in a crawl space takes more work than mold on an open surface.
  • The source of moisture. The leak that caused the mold has to be fixed first, or it comes back. That repair is not part of the remediation price.
  • Materials that must be removed. Drywall, insulation and carpet that are soaked are cut out and replaced, which is billed separately.
  • Testing. Inspection before and clearance testing after add to the bill.
  • Where you live. The calculator adjusts the labor share for your state's wages for hazardous materials workers.

Extras to expect

On top of the remediation
ItemTypical costWhen it applies

Questions to ask before you hire

  • Does the quote include containment, air filtration and a clearance test?
  • Who finds and fixes the moisture source?
  • What is removed and what is cleaned, and who replaces what is removed?
  • Is there a minimum charge, and is the price by the square foot or a flat fee?
  • Is testing done by someone independent from the company doing the removal?

Methodology and sources

We price the work per square foot from three published guides, take the middle of their lows, midpoints and highs, and adjust the labor share for your state's wages. This Old House and Bob Vila repeat Angi's numbers, so they are not counted twice. Read how we estimate costs.

What each source reports

Our estimate does not rely on any single page. This table lists each page we used and the figures it reports, so you can see where the ranges come from.

How much of the cost is labor?

About 60%, according to Bob Vila, which is why the price changes with your state's wages.

Where do these prices come from?

They come from 4 published cost pages from 4 publishers, last checked Oct 8, 2026. We report what those pages say and do not invent figures; the table above shows each source.

How does my state change the estimate?

The labor part of the price is scaled by the average wage for the relevant trade in your state, using Bureau of Labor Statistics data. Materials and equipment are not adjusted.

Why might a contractor's quote differ from this estimate?

A quote reflects your specific scope, access, local demand and what the contractor includes. Ask for line items rather than a single total so you can compare bids on the same basis.
